Five bedrooms under $500,000, that is not common in Lévis.

The semi-detached was built in 2019. It has twelve rooms, five bedrooms including two in the basement, two bathrooms and a powder room. The living area is open, the kitchen has a central island, and large windows light the whole floor.

The basement was fully finished in 2024, with a family room and the two extra bedrooms. A wall-mounted heat pump was added the same year. Those are two expenses the buyer will not have to carry.

Outside: a grassed yard on a 5,314 sq ft lot with no neighbour behind, a wood deck and a shed. Of everything on that list, the absence of a rear neighbour is the one thing that can never be fixed later.

$490,000, and ten thousand dollars under a threshold that matters.

Lévis charges 3% transfer duty on the portion above $500,000, the maximum the law allows, against 2.5% in Quebec City across the bridge. Below $500,000, the city follows the provincial grid: 0.5%, 1% then 1.5%.

Lévis has a comparative factor of 1.00 in 2026. The tax base is the higher of the price paid and the roll value: here $402,400 × 1.00 stays under the price, so $490,000 is the base. The transfer duty comes to $5,460.50.

The price, placed honestly.

The median single-family home in Lévis sold for $440,000 from January to August 2026 on Centris data, and $425,000 in August on QPAREB data, in 32 days. In the old Lévis sector, the second-quarter median was $420,766.

At $490,000, this house sits about 11% above the city median. That is not an anomaly: the median mixes homes of every age and size, many of them three-bedroom houses built well before 2019 with unfinished basements. Five bedrooms, twelve rooms, a 2019 build and a basement finished in 2024 is a different product.

The 2024 assessment roll lists the property at $402,400, of which $136,900 is land. The asking price is 21.8% above it. The Lévis market, and why it changes your strategy.

In September 2026, a single-family home in Lévis sold in a median 6 days, at 100% of the asking price. In August, the South Shore of Quebec City was the most active sector in the region, with 166 residential sales, up 21% year over year. All three sectors of the city were in seller's market territory below $640,000 in the second quarter, with 1.7 to 2.3 months of inventory.
