First-time home buyer in Lévis in 2026: the real budget, the seven programs and the sectors where a first budget becomes a home

First-time buyer · Lévis · 2026 programs and QPAREB Q2 figures

How much you need to earn, how much you need set aside, which programs to stack and which sectors to look at: the first purchase in Lévis in 2026, in numbers.

A first purchase in Lévis in 2026 starts under $450,000: a condo in Old Lévis ($276,000 median in the second quarter) or at $295,000 on Quebec City's South Shore, a house in Old Lévis ($420,766), in Charny and Saint-Jean-Chrysostome ($425,000, 19 days) or in Saint-Nicolas ($467,000, 23 days). At $350,000 with 5% down, the monthly payment is about $1,692 at 4.24% over 30 years and the household must earn about $78,000; at $450,000, $2,175 and $98,000. Lévis is $47,000 cheaper than the Quebec City agglomeration for a house and sells in 19 to 23 days: pre-approval before the first showing is the rule.

What a first purchase really costs in Lévis

Quebec City's South Shore (Lévis and surroundings) sold its median house for $438,000 (+5%, +61% in five years) and its condo for $295,000 in the second quarter of 2026, in 22 and 21 days, with 445 sales and 355 houses active (+31%); in August, $425,000 in 32 days with 166 sales (+21%), the most active sector of the Quebec City area. For a first-time buyer, the entry point is the condo between $270,000 and $320,000 (Old Lévis, Saint-Romuald) and the house between $400,000 and $450,000 (Old Lévis, Charny, Saint-Jean-Chrysostome); Saint-Nicolas ($467,000) is above. The table puts numbers on the minimum down payment, the premium, the monthly payment and the income required; under $500,000, Lévis's welcome tax (3% above) is fully refunded to a first-time buyer.

Old Lévis ($420,766 for the house, $276,000 for the condo), with Lauzon and Saint-David, the ferry to Old Quebec and the old houses, is the entry level and the only Lévis sector with a real condo market. Charny, Saint-Jean-Chrysostome and Saint-Romuald ($425,000 in 19 days) offer the affordable family house, the train station and Highway 73, with supply up 45% giving a little choice back. Saint-Nicolas and Saint-Rédempteur ($467,000), the priciest and most sought-after sector, ten minutes from the bridges, remain within reach of a first-time buyer couple earning $100,000.

The calendar of a first purchase

  1. Three to six months before: FHSA opened, RRSP funded 90 days before the withdrawal, credit score checked, real budget (down payment, welcome tax, notary $1,500 to $2,500, inspection $500 to $800, tax adjustments).
  2. One month before: written pre-approval, with the rate held 90 to 120 days; without it, no serious offer in a 25-day sector.
  3. Viewings: two or three sectors compared on closed sales, not on asking prices.
  4. The offer: conditional on inspection and financing; in a seller's market, short and clean; in a buyer's market (tower condos), negotiated.
  5. The notary: 30 to 60 days after acceptance; the welcome tax arrives a few months later, and its refund after that.

One of the team’s Lévis listings, for sale right now:

At $490,000 it stays under the $500,000 threshold where Lévis lifts transfer duty from 1.5% to 3%: the welcome tax comes to $5,460.50 instead of climbing twice as fast on the next dollar.

Frequently asked questions

What salary do you need to buy a first property in Lévis?

About $67,000 in gross household income for a $300,000 condo, $93,000 for a $425,000 house and $104,000 for $475,000, with 5% down, a 30-year amortization and the stress test at 6.24%.

Which sector is the cheapest for a first purchase in Lévis?

Old Lévis (house $420,766, condo $276,000), then Charny and Saint-Jean-Chrysostome ($425,000 in 19 days) in Q2 2026; Saint-Nicolas ($467,000) above.

Can the FHSA and the HBP be combined for a first purchase?

Yes: up to $40,000 from the FHSA (never repaid) and $60,000 from the RRSP through the HBP (repaid over 15 years), per person, for the same property. A couple can therefore gather up to $200,000 in tax-sheltered down payment.

Should you wait until 2027 to buy?

Published forecasts (Desjardins, QPAREB, CMHC) expect stable to moderately rising prices in 2027 and a policy rate around 2.75%; waiting does not lower the price, but it gives time to fill the FHSA. Our page buy in 2026 or wait until 2027 puts numbers on both scenarios.
