A co-ownership at $119 a month, and that is the whole point of the structure.

The property is a divided co-ownership, but the building is detached. No elevator, no corridors, no roof shared with twelve neighbours. Co-ownership fees are $1,428 a year, or $119 a month.

For scale: across the 105 co-ownerships sold in Sainte-Julie between September 2025 and September 2026, median fees are $317 a month. Against the price, the fees here come to 0.12% a year, versus a 0.88% norm across the 39 cities we track. That is seven times less, and it follows directly from the detached build. The basement is fully finished, with a home theatre and over 6 feet of clearance. Outside, the yard is private and landscaped, with an outdoor kitchen and cedar hedges. There is a fireplace, a garage and a two-car driveway, on a 4,694 sq ft lot.

The welcome tax, calculated without softening it.

Sainte-Julie uses a five-bracket grid in 2026: 0.5% to $62,900, 1% to $315,000, 1.5% to $500,000, 2.5% from $500,000 to $1,000,000 and 3% above. On $1,199,900, the transfer duty comes to $24,107.50.

The tax base is the highest of the price paid, the consideration stated in the deed, and the roll value multiplied by the comparative factor. The 2025-2027 roll lists the property at $1,069,600, a value describing the market of 1 July 2023. The asking price is 12.2% above it, so the price is the base unless this year's factor exceeds 1.12. One point to know before building the budget: Quebec's first-time buyer credit drops to zero above $1,000,000. At this price there is neither a rebate nor a reduced rate. The $24,107.50 is budgeted in full, and it arrives in the weeks following the transfer.

The median single-family home in Sainte-Julie sold for $667,400 from January to August 2026 on Centris data, a ten-year high after a 116% rise since 2016. In the Sainte-Julie-Varennes sector, the second-quarter median was $630,000 on QPAREB data.

This property is therefore at 1.8 times the city median. That is not a premium to justify line by line: it is a different segment. The median describes a housing stock built mostly in the 1980s and 1990s, three bedrooms, unfinished basements. This is a 2023 build of 16 rooms with a garage, a home theatre and an outdoor kitchen, in a new neighbourhood. The two do not compare, and the land price per square foot, $256, says as much.

It is a tight market, but the segment above a million has its own mechanics: fewer buyers, more time, and financing settled before the showing rather than after.

The address scores 1 on Walk Score. The number is accurate and should be read for what it is: a new neighbourhood on the edge of town, where everything is done by car. That is not a hidden flaw, it is the trade anyone makes when buying a new home with a garage and a large yard rather than a condo downtown.

Nearby: highway access, daycare and CPE, a golf course, a park, a bike path, primary and secondary schools, cross-country ski trails, public transit and the Espace Tonik complex. Sainte-Julie counted 30,045 residents at the 2021 census, with an average age of 42. For the buyer who wants high-end new construction without going through a build site, and who prefers a detached building with moderate co-ownership fees over a tower with services.
