The Sainte-Julie condo rose 61 % in five years and goes in 28 days, but supply jumped 76 %: the buyer has more choice than before, if ready fast. Here are the prices, the buildings, the fees and the method.
Buying a condo in Sainte-Julie or Varennes in 2026 means buying the condo that rose the most on the South Shore in a market that is still fast: a $391,000 median in the second quarter (+6 % year over year, +61 % in five years), 28 days on market, but 81 active listings, 76 % more than a year ago, in the recent buildings near the 20 and the centre of Sainte-Julie, and near the river in Varennes. The buyer is a South Shore first-time buyer who cannot follow the house ($630,000, 22 days) or a retiree who sells their cottage and wants to stay: the condo is Sainte-Julie's entry door at about $1,920 a month for $391,000 with 5 % down, but you have to be ready the first weekend.
Sainte-Julie-Varennes (QPAREB sector 46) sold its condos for $391,000 in median in the second quarter of 2026, +6 % year over year and +61 % in five years, in 28 days (26 over twelve months), with 81 active listings (+76 %). Boucherville-Saint-Bruno ($500,000, 35 days, 57 listings) and Beloeil-Mont-Saint-Hilaire ($409,500, 28 days, 94 listings) are the neighbours; the whole South Shore sells its condo for $403,000 in 39 days. In Sainte-Julie, the recent three- and four-storey buildings near the 20, rue Principale and the park-and-ride lots offer units with an elevator and indoor parking, above the median; the small 1990s to 2010 buildings of the centre sell the cheapest condos, without elevator. The co-ownership townhouses of the recent sectors toward Mont Saint-Bruno are compared with each other, with the garage and the yard. In Varennes, the buildings near the river and boulevard Marie-Victorin sell the view and the large units to retirees, on few comparables, and the recent deliveries near the 30 add choice.
New construction is rare in this sector and concentrated in a few recent buildings: the developer sells with a GCR warranty, taxes extra, delivery in 12 to 24 months, and the GST is eliminated on new homes up to a million for a first-time buyer. The resale offers immediate occupancy, a building whose five years of minutes can be read, and a tax-included price.
