To sell in Trois-Rivières, aiming for the peak means listing before it: a house put on the market at the end of January or early February gets its showings during the weeks with the most buyers, and the accepted offer lands in March. The best-paying month is not necessarily the busiest: in April, homes go 3.3% above trend, while the sales peak is in March. For a buyer, September and the winter months offer less competition and sellers who have been waiting since the fall, but also less choice: you have to be ready to decide on what is there. And in every case, the seasonal price gap remains smaller than what a good asking price and a good marketing plan bring: selling at the wrong price in May costs more than selling at the right price in November.
"Sales" counts the single-family houses sold on Centris in Trois-Rivières by the month the sale was concluded (accepted offer to purchase), not the notary signing date, which comes two to three months later. Each month's share is computed over the ten years 2016 to 2025 to smooth out the frenzy years and the quiet years. The "premium" compares the median price of the month's sales with the year's trend (a line drawn between the annual medians of home prices in Trois-Rivières): without this step, January would always look cheaper than December because of the continuous rise in prices.
March: 11.4% of the past ten years' sales, 92 a year on average. Spring (March to May) concentrates 32% of sales.
April, with a median price 3.3% above the year's trend; August is the lowest (-2.6%). The gap remains modest: it does not justify waiting six months to sell.
September: 54 sales a year on average, 6.7% of the total. Fewer buyers, but also fewer homes for sale, so a serious seller in January faces less competition than the same house in May.
