What is specific to La Pêche

La Pêche, in the MRC des Collines-de-l'Outaouais, mixes three realities. The village of Wakefield, on the Gatineau river, has old, irregular lots where balconies, sheds and hedges spill over onto the neighbour or onto the Route 105 right of way: the surveyor records the encroachments and the servitudes (passage, Hydro, tourist railway). The riverside sectors of the Gatineau and the lakes have cottages converted into primary residences, often extended without an up-to-date certificate, with docks, boathouses and septic systems whose position relative to the shore must be checked. The rangs of Masham and Sainte-Cécile sell lots of several hectares where the certificate describes the buildings, the agricultural servitudes and the private roads, and where a boundary determination is sometimes necessary when the limits were never staked. Cadastral renovation, completed in a large part of the MRC, corrected areas: a lot "of 2 acres" on the old title may measure less on the renovated cadastre, and the certificate shows it. Cost and delay in 2026

Count generally on $1,200 to $2,500 depending on the property and the region, and above all 4 to 8 weeks of delay. That is the number one reason we ask our sellers to order it the day they decide to sell, not at the promise to purchase: a certificate that arrives late delays the notary, and a certificate that reveals an encroachment at the last minute derails the sale. If it is less than about ten years old AND nothing has changed (no construction, extension, pool, fence, cadastral operation or new by-law), it generally passes with the notary and the lender. Otherwise, plan on a new certificate.
