The law gives it no expiry date: the test is accuracy, but notaries and lenders in practice require a certificate of at most about ten years with no change since (pool, shed, extension, fence, cadastral renovation). What is specific to Saint-Jean-sur-Richelieu

Saint-Jean-sur-Richelieu (QPAREB sectors 49 to 51, a $578,000 median for the city in the second quarter of 2026, $509,000 in the Saint-Jean and Saint-Luc sector in 31 days, $577,950 in Iberville in 46 days) is cut in two by the Richelieu, and the 2011 flood is still in every buyer's mind. Along the river and the Chambly canal, the surveyor places the property against the high-water line, the shoreline and the flood zones: the insurer and the lender ask for that document first. In old Saint-Jean, around rue Richelieu and the Royal Military College, the older homes of the 1850s to 1940s sit on irregular lots where a garage, a hedge or a staircase encroaches by a few centimetres, and the cadastral renovation renumbered the lots. In Saint-Luc, toward Highway 35, the 2000 to 2020 homes were delivered with a builder's certificate that the pool, the shed and the fence added since have made outdated, and the servitudes of drainage between lots are checked. In Iberville, Saint-Athanase and L'Acadie, outside the urban perimeter, the certificate shows the well and the septic system against the boundaries and the required distances, on large lots where a barn or a second shed was often added without a permit. Cost and delay in 2026

Count generally $1,200 to $2,500 depending on the property and the region, and above all 4 to 8 weeks of delay.
