The most frequent case is the builder's certificate, kept for twenty years, while the in-ground pool, the deck, the spa, the fence and the shed have made it inaccurate; the surveyor checks the setbacks of those additions against Laval's zoning by-law. The riverside properties of the Rivière des Prairies and the Îles-Laval have docks, retaining walls and fill whose position relative to the high-water line and the shoreline strip is checked on the certificate, along with the mapped flood zones.
