Ground floor or high floor: what it changes in La Prairie

The floor changes the price, but also the product. On the ground floor: direct access, often a terrace or yard, but more noise and less privacy. Higher up: the view and light, but the elevator, and often a newer building with higher condo fees. The top floor is sought after for quiet (no one above). The gap in the table compares groups of condos that also differ by size, building age and area. A broker on the team compares your condo with sales on the same floor in your area.

How to read these figures

Median sale price of condominiums sold on Centris in La Prairie, by year, by the floor declared on the listing. "Ground floor" groups the 1st floor, garden level and semi-basement. The field accepts several values: "top floor" overlaps the other brackets. Fewer than 10 sales in a year, or a median below 40% or above 250% of all condos: median left blank (n/a). A listing with no declared floor counts in "all condos" only. 2026 runs from January to September.
