At 98% of asking, L'Île-Perrot is a city where condos are negotiated: 2% on average between the listed price and the paid price, and more on units that linger. For a seller, the starting price has to anticipate that negotiation without inviting it: a condo listed 8% too high draws offers 15% too low. The house column applies the same definition to single-family homes.
