Before opening a file, the question is always the same: what does it cost. The Tribunal's fees follow the rent.

Re-entry on the roll after a struck case, and an application to reopen a hearing, cost $47. These are the amounts published by the Tribunal; check the current schedule before filing, as tariffs are revised periodically.
Filing fees are the visible part. The real cost is time: preparing exhibits, notifying the other party, attending the hearing, waiting for the decision. For a single-plex owner that is usually the deciding factor, well before the $92.
A building with several open files at the Tribunal is not just a building with difficult tenants. It is a building whose calendar is out of your hands: you control neither hearing dates nor decision delays. Verify this before buying.
These rules are not administrative theory. They set a building's price and a buyer's calendar. A plex where repossession is still possible within the deadline is not worth the same as one where the window has closed. A building held by very long-term tenants carries a far heavier potential eviction indemnity than one with quick turnover. A renovation planned without evacuation notices loses months before the first swing of a hammer.
That is why reading the leases comes first in our work on a rental building, before the showing and before going to market. The Tribunal's figures are public and verifiable; what varies from one file to the next is the real situation of each unit. An honest valuation starts there.
Per the Tribunal's schedule: $59 for rent of $350 or less, $70 between $350 and $600, and $92 above $600 for the applications concerned.
