At 41% failure, Sorel-Tracy is a city where a plex sells poorly when listed at a hopeful price: more than one listing in three ends without a sale. A building that expires comes back on the market with a visible history, and investors know it. For a seller, the starting price should be the one the rents justify at today's rate, not the 2022 multiplier nor the price per unit of the neighbour who sold before the rate hikes.
