Then come three recourses: taking in payment (the creditor becomes the owner and resells, hence the French term "reprise de finance"), the sale under judicial authority (the court authorizes the sale, the immovable is awarded at the buyer's risk, without legal warranty) and the sale by the creditor. The properties then come back on the market, often on Centris with the mention "reprise de finance", generally without legal warranty and without a detailed seller's declaration. The median house in Longueuil gained +36% in five years: according to the APCIQ barometer, it sold for $623,000 in the second quarter of 2026 (+6% year over year) in 21 days. The median condo there is $385,000. The market absorbs: the South Shore sold for $655,000 in 37 days in August 2026. But the owners who bought at the 2021-2022 peak with rates of 2 to 3% renew in 2026-2027 above 4%, and that minority is where foreclosures in Longueuil come from: not a wave, a few files a month, to be caught fast because buyers are many.

In Longueuil, across a sample of 500 single-family houses sold on Centris between September 16, 2025 and September 16, 2026, the median house sold for $611,250, in the middle of the 52 cities we track, and found a buyer in 11 days (half of them between 5 and 34), a steady pace without being frantic. 56% of sellers there accepted below the asking price, a minority by the standards of our survey, and their median discount reaches $17,000, or 2.6%: a discount in the norm, while 37% sold above the asking price.
For a foreclosure, sold without a seller's declaration or legal warranty, the reading is this: the calendar leaves time to inspect before the offer, and a foreclosure's gap is measured against a perfectly ordinary current discount; in a sale without a legal warranty, the renovation reserve makes or breaks the bargain. The median single-family home in Longueuil went from $269,750 in 2016 to $602,000 in 2026 (+123%), with a decline in 2023, and the last year added +2.9% (full curve: home prices in Longueuil from 2016 to 2026). Those who bought at the 2022 peak paid a median $530,000, at 2 to 3% rates they are now renewing higher, and it is worth 14% more: a thin cushion, and it is among the 2021-2022 buyers with small down payments that the rare foreclosures start.
