The North Shore is the Greater Montreal region that rose the most since 2021. It is also where the 2026-2027 mortgage renewals weigh the most. Here is how to look for a foreclosure there without mistakes.
A foreclosure on the North Shore follows the same mechanics as everywhere in Quebec: a 60-day prior notice in the land register, then taking in payment, a sale under judicial authority or a sale by the creditor, and a resale generally without legal warranty. What makes the North Shore particular is the cycle: it is the large sector that rose the most in five years (+52 % for the single-family home, up to +59 % in Saint-Jérôme), so the one where the most owners bought at the 2021-2022 peak with low rates that renew in 2026-2027. Foreclosures there remain rare and sell close to the market ($600,000 for the median single-family home in the second quarter of 2026, 28 days), but it is the region where searches for foreclosures rose the most this year.
Foreclosures on the North Shore appear on Centris with the mention "reprise de finance", and they concentrate where the most homes were bought at the peak with a small down payment: the recent sectors of Mascouche, Mirabel and Saint-Jérôme, the 2015 to 2022 condos of Blainville and Terrebonne, and the large lots of La Plaine and Saint-Lin-Laurentides bought with remote work in mind. With 28 days on market and a seller's market in every range for the region, a fairly priced foreclosure receives several offers the first weekend; the negotiable ones are the properties that need work or that sit above $870,000, where inventory reaches 5.6 to 10.7 months depending on the sector.

It all starts with a missed payment. The hypothecary creditor registers a prior notice of the exercise of a hypothecary right in the land register and, for a mainly residential immovable, must give the owner 60 days to remedy the default, sell on their own or refinance. Then come three recourses: taking in payment (the creditor becomes the owner and resells, hence the French term "reprise de finance"), the sale under judicial authority (the court authorizes the sale, the immovable is awarded at the buyer's risk, without legal warranty) and the sale by the creditor. The properties then come back on the market, often on Centris with the mention "reprise de finance", generally without legal warranty and without a detailed seller's declaration. The North Shore's single-family home rose 52 % in five years, the strongest rise in Greater Montreal, with Saint-Jérôme at +59 % and Mascouche at +54 %. The buyers of 2021 and 2022 financed at rates below 2 % renew in 2026 and 2027 at rates around 4.24 %: for a $500,000 mortgage, that is several hundred dollars more a month, and the owners who stretched with a 5 % down payment are the ones the 60-day notices reach first. That does not make a wave: the region's 28 days on market and 848 condos active (+40 %) show a market that absorbs, and most owners in difficulty sell on their own during the 60 days, at market price. But it makes 2026 and 2027 the years to have an alert set by sector and budget.
