How a foreclosure comes about in Saint-Hyacinthe, where to find it before others, what the local market says in 2026 and the checks that separate the bargain from the trap.
A foreclosure in Saint-Hyacinthe comes from a missed payment: the creditor registers a prior notice in the land register (registration division of Saint-Hyacinthe) and gives the owner 60 days, then takes the immovable in payment, has it sold under judicial authority or sells it itself. The properties come back on Centris with the mention "reprise de finance", without legal warranty or seller's declaration. In Saint-Hyacinthe, the median house sold for $499,000 in the second quarter of 2026 (+2% year over year, +50% in five years) in 22 days: few foreclosures, to be caught fast, and the good deal is the property that needs work you know how to price. Our free alert combines Centris, the land register and notices of judicial sale.
It all starts with a missed payment. The hypothecary creditor registers a prior notice of the exercise of a hypothecary right in the land register and, for a mainly residential immovable, must give the owner 60 days to remedy the default, sell on their own or refinance. Then come three recourses: taking in payment (the creditor becomes the owner and resells, hence the French term "reprise de finance"), the sale under judicial authority (the court authorizes the sale, the immovable is awarded at the buyer's risk, without legal warranty) and the sale by the creditor. The properties then come back on the market, often on Centris with the mention "reprise de finance", generally without legal warranty and without a detailed seller's declaration. The full mechanics, the risks and our free alert are on our page on foreclosures in Quebec.
The median house in Saint-Hyacinthe gained +50% in five years: according to the APCIQ barometer, it sold for $499,000 in the second quarter of 2026 (+2% year over year) in 22 days. The market absorbs: Quebec as a whole sold for $497,501 in 47 days in August 2026. But the owners who bought at the 2021-2022 peak with rates of 2 to 3% renew in 2026-2027 above 4%, and that minority is where foreclosures in Saint-Hyacinthe come from: not a wave, a few files a month, to be caught fast because buyers are many.
| APCIQ sector, Q2 2026 (single-family) | Median | 1 year | 5 years | Days |
|---|---|---|---|---|
| Saint-Hyacinthe | $499,000 | +2% | +50% | 22 days |
| Quebec as a whole (August 2026) | $497,501 | 47 days |
In Saint-Hyacinthe, across 376 single-family houses sold on Centris between September 16, 2025 and September 16, 2026, the median house sold for $499,000, in the most affordable third of the 52 cities we track, and found a buyer in 9 days (half of them between 4 and 29), a pace where good properties go in a few days. 57% of sellers there accepted below the asking price, an ordinary share, and their median discount reaches $15,000, or 2.8%: a discount in the norm, while 34% sold above the asking price.
For a foreclosure, sold without a seller's declaration or legal warranty, the reading is this: you must be able to bid fast, but the usual discount leaves some room: a foreclosure is only interesting if its gap with comparables clearly exceeds that current discount; on a tighter budget than elsewhere, the contingency reserve weighs heavily in a sale without a legal warranty. The negotiation detail is in our page on negotiations in Saint-Hyacinthe.
The median single-family home in Saint-Hyacinthe went from $218,000 in 2016 to $507,500 in 2026 (+133%), with a decline in 2023, and the last year added +5.9% (full curve: home prices in Saint-Hyacinthe from 2016 to 2026). Those who bought at the 2022 peak paid a median $420,000, at 2 to 3% rates they are now renewing higher, and it is worth 21% more: enough to sell on their own during the notice period if they run into trouble, which deprives creditors of files.
Between September 16, 2025 and September 16, 2026, 27% of the single-family listings that ended in Saint-Hyacinthe were withdrawn, expired or cancelled without a sale (136 against 376 sales), an ordinary share, and the withdrawn ones asked a median 20% more than the sold ones, a huge gap: an overambitious price is the first cause of unsold listings. For an owner in difficulty, the lesson is to price on the sales, not on hope, because the notice leaves only 60 days; on the buyer's side, a property withdrawn and back on Centris marked "reprise de finance" has a price history, to ask for first (see the houses that do not sell in Saint-Hyacinthe).
51% of the houses sold in Saint-Hyacinthe in 12 months were built before 1980 and 23% had a pool: a mixed stock, where roof, French drain and windows are the items to check first, and pools are less common than elsewhere, but a pool left unmaintained during the proceedings is costly to restore.

During the 60-day period, you can sell on your own, often at market price, and protect your equity. It is almost always the best outcome. Our team can schedule an urgent free valuation, without judgment and in full confidentiality.
On Centris with the mention "reprise de finance", in the land register (prior notices, registration division of Saint-Hyacinthe) and through notices of sale under judicial authority. A broker's alert combines the three sources.
Rarely by much for a house, in a market that sells in 22 days: a foreclosure priced at market receives several offers. The real negotiation is on the property that needs work, sold without legal warranty, whose cost you know how to price.
Few, in a market where the median house gained +50% in five years and sells in 22 days: most owners have equity and sell on their own during the 60-day period. The 2026-2027 renewals will add a few, mostly among 2021-2022 purchases.
