Licensed real estate broker in Quebec: what the title means, what it does not guarantee, and how to verify

Verifying · Licensed broker · September 14, 2026

What the OACIQ licence guarantees and does not guarantee, the right words (broker, agent, agency, appraiser), and how to verify in two minutes.

In Quebec, there is no official title of "certified real estate broker" (courtier agréé): the law speaks of a real estate broker, holder of an OACIQ licence (residential, commercial, or agency executive officer) obtained after recognized training and an exam; "agréé" means, in everyday language, "licensed", and the old title of real estate agent disappeared with the 2010 reform. The licence guarantees training, liability insurance, ethics and the indemnity fund; it guarantees neither experience, nor results, nor knowledge of your sector, which are verified on recent sales. Every broker on the Loaa and Manseur team is verifiable in the OACIQ public register.

What "licensed" means, and does not mean

In Quebec, there is no official title of "certified real estate broker" (courtier agréé): the law speaks of a real estate broker, holder of a licence issued by the OACIQ (the Organisme d'autoréglementation du courtage immobilier du Québec), after recognized training and an exam. The word "agréé" is used in everyday language to mean "licensed", and the former title of "affiliated real estate agent" disappeared with the 2010 reform. What officially exists: the residential, commercial (or both) real estate broker licence, and the agency executive officer designation for whoever runs an agency. The licence guarantees training, liability insurance, the obligation to follow the code of ethics and access to the indemnity fund; it guarantees neither experience, nor results, nor knowledge of your sector.

Verifying in two minutes

  1. The OACIQ public register, with the exact name: licence in force, category, agency, disciplinary measures.
  2. Recent sales in your sector (addresses, price obtained, days): that is what the licence does not say.
  3. The pricing method: based on comparable closed sales, not on the price you like.

Broker, agent, agency, appraiser: the right words

Frequently asked questions

What is a licensed ("agréé") real estate broker?

In everyday language, a broker who holds an OACIQ licence; there is no official "agréé" title in Quebec. The licence attests to training, the exam, liability insurance and ethical supervision; it guarantees neither experience nor results.

How do I know whether a real estate broker is licensed?

In the OACIQ public register, by typing the exact name: the register shows whether the licence is in force, the category (residential, commercial), the agency and disciplinary measures. A broker without a licence cannot legally represent you.

Broker or real estate agent, what is the difference?

No difference today: "real estate agent" is the old title, replaced by "real estate broker" since the 2010 reform. Both words designate the same person, holder of an OACIQ licence.
