Who still lends, on what conditions, and why the financing condition must hold until the written answer.
Financing a house in a flood zone has become the first condition to check: since 1 February 2024, Desjardins no longer grants a mortgage for a home in a high-current (0-20 year) flood zone, less than 5% of its loans. Other lenders finance case by case, with an appraisal that accounts for the zone and often proof that a flood endorsement is available. The intensity class of the new map (low, moderate, high, very high) weighs in the decision, as does a recognized dike. The financing condition in the promise to purchase must therefore stay in force until the lender's and the insurer's written answers, not just until a general pre-approval.

Desjardins was one of the last large institutions to do so; other banks sometimes finance, without a clear public policy, case by case. The lender's reasoning is simple: it does not want to lend hundreds of thousands of dollars on a security that can lose its value in a flood.

Mortgage loan insurance requires a habitable and insurable property; the availability of home insurance, endorsement included, weighs in the file. Ask your lender for the rule before the offer: we publish no rule we have not read.
With difficulty: new construction is prohibited there except in the low class under conditions, which strips the land of most of its value for a lender. Check the class first.
