In Lévis, the median condo ($300,500 in 2026 (Jan. to Sept.)) costs $1,283 a month with 20% down ($60,100), a loan of $240,400 amortized over 25 years at the 5-year fixed rate actually charged in 2026 (4.14%). In 2016, the same median condo ($171,000) cost $624 a month at 2.67%; in 2021, $653 a month at 2.13%. The payment has therefore jumped +106% in ten years, faster than the price (+76%), because the rate changed direction, and before condo fees: one of the lightest payments among the 49 cities tracked (median $1,665). At $1,283 a month, the median condo in Lévis remains within reach of a condohold with two ordinary incomes, and that is exactly what supports prices here: buyers from the big cities, pushed out by payments of $3,000 and more, compare and move. For a seller, it means a wide and stable pool of buyers, less rate-sensitive than elsewhere. For a buyer, a point of rate is worth only $134 a month: waiting for a rate cut often costs more in price increases than it saves in interest. For someone renewing a 2021 mortgage in 2026, the $128 a month gap is to be planned for before deciding to keep or sell: condo prices in Lévis since 2016 say what the condo gained in the meantime.
Two public series, one calculation. The price: the median of condos sold in Lévis in the year (condo prices in Lévis). The rate: the annual average of the rate charged on new 5-year fixed mortgages in Canada, published by the Bank of Canada, which reflects what borrowers actually paid (2.13% in 2021, 5.26% in 2023) and not the posted rate. The payment assumes 20% down and 25 years; with 5% down and the CMHC premium it would be higher. The renewal shock assumes a 2021 loan renewed after five years on the remaining balance, 20 years of amortization left. Taxes, heating, insurance and condo fees are not included.

About $48,112 of gross income a year if the mortgage alone is capped at 32% of income, without taxes or heating. On two incomes, that is $24,056 each. The lender adds taxes, heating and other debts to its ratios, which raises the bar.
