In Val-d'Or, an average of 13 plexes (2 to 5 unit buildings) were for sale on Centris at each month-end in 2026 (January to September), against 28 in 2016: plex inventory is 46% of what it was ten years ago, one of the steepest declines among the 23 cities tracked (median 58%). The trough was 2025 (11 plexes, -61% from the 2016 peak); since then, inventory has climbed back 18%. At 3.9 months of inventory, the plex in Val-d'Or is still a seller's market in 2026: in 6 of the 23 cities tracked, plexes are already back in a buyer's market, not here. A well-listed building with rents at market gets showings in its first week. A buyer needs to arrive pre-approved with the math done; for a seller, the risk is not failing to sell, it is selling under what the rents are worth. Houses are at 3.5 months: plexes and houses sell at roughly the same pace in Val-d'Or, a sign that owner-occupant buyers of duplexes and triplexes are numerous. "Active listings" counts the income properties (2 to 5 unit plexes) for sale on Centris at the end of each month; we publish the average of the year's twelve month-ends (nine in 2026) and the last month's value. "New listings" adds up the year's listings, including relistings after a withdrawal. Plex sales come from the same database (number of sales in Val-d'Or). Absorption divides sales by the same year's new listings; months of inventory divide plexes for sale by monthly sales. The "houses" and "condos" columns repeat the same calculation for single-family homes in Val-d'Or and condominiums in Val-d'Or.
