At 100% of asking, Rouyn-Noranda is a city where a well-priced plex goes without a discount: there is almost no margin between the listed price and the paid price. For a seller, that means listing at the price the rents justify, not above it to "leave room": the room does not exist, and an overpriced building expires while its neighbours sell. For a buyer, an offer 10% under asking is a lost offer; negotiation plays out on the closing date, the leases to renew and the work to plan. The gap between the two is the trace of price cuts along the way: the wider it is, the more sellers had to back down before selling. The ratios are averages of ratios, not a ratio of averages, and Matrix rounds them to the point: a one-point difference between two years is noise, a three-point difference is a market shift. The house and condo columns apply the same definition to single-family homes and condominiums; buildings of 6 units and more are commercial and are not included.
On average, no: 100% of asking in 2026 (Jan. to Sep.), or the asking price met, with bidding wars and discounts offsetting each other. Plexes have never exceeded their asking price on average in Rouyn-Noranda since 2016.
Not here: houses sell at 99% of asking in 2026 and plexes at 100%. Rouyn-Noranda is one of the cities where plexes are not negotiated more than houses.
The asking price is the one listed at the time of sale; the original price is the one from the listing's first day. When the two ratios differ (2 points in 2026 in Rouyn-Noranda), sellers cut their price before selling. For a buyer, a plex whose price has already dropped is a seller who has started to move.
