In Gatineau, the median rent of the 278 leases signed on Centris from September 16, 2025 to September 16, 2026 is $1,700 a month (half between $1,506 and $1,950). Buying the median 2026 condo ($303,750, 624 sales) costs $1,927 a month with the minimum down payment ($15,188, 5.0%), the 5-year rate charged in 2026 (4.14%) and the median condo fees in Gatineau ($326): $227 more than the rent, 113% of it. But $574 of that payment is principal repaid in the first year; the owner's sunk cost, interest and fees, is $1,353 a month, $347 less than the rent. In Gatineau, the gap between renting and buying is small, and it closes further if the buyer has more than the minimum down: at 20%, the owner already pays less than the tenant each month. The payment assumes the minimum down payment under the 2026 rules (5% up to $500,000, 10% above), the CMHC premium added to the loan, a 25-year amortization and the average 5-year fixed rate banks actually charged in 2026 (4.14%, Bank of Canada), not the posted rate. Municipal and school taxes, insurance, maintenance and the opportunity cost of the down payment are not counted: they all fall on the owner, so the true gap is a little wider than the table.
