Best month to sell a condo · Châteauguay · Centris 2016-2025
The number of condos sold in Châteauguay in each month of the year, and the price obtained against the trend, over ten years of Centris sales: the peak, the trough, spring versus winter, the best-paying month, the comparison with houses, and when to list to sell at the right time. Centris figures, not estimates.
In Châteauguay, the month with the most condo sales is March: 14.6% of the 881 sales from 2016 to 2025, or 13 sales a year on average that month, against 5 in January, the quietest month (5.7%). Between peak and trough, the market turns 2.6 times faster, a more pronounced seasonality than in most of the 41 cities tracked (median 2.0). On the price side, condos sold in June go 5.9% above the year's trend, those sold in October 9.8% below: a gap of 15.7 points between the best and the worst month, to be read with caution because the city has few condo sales per month. The best compromise between the number of buyers and the price obtained is March, which means listing from February. For a house in Châteauguay, the peak falls in the same month. To sell a condo in Châteauguay, aiming for the peak means listing before it: a unit put on the market at the end of January or early February gets its showings during the weeks with the most buyers, and the accepted offer lands in March. Condos have two clienteles that do not share a calendar: the first-time buyer, who looks in spring like everyone else, and the buyer who sells a house to downsize into a condo, who buys once the house is sold, often in summer or fall. The best-paying month is not necessarily the busiest: in June, condos go 5.9% above trend, while the sales peak is in March. For a buyer, January and the winter months offer less competition, sellers paying condo fees on an empty unit since the fall, but also less choice. And a price gap this wide between months comes mostly from the small number of sales and the mix of units (a month with two penthouses sends the median jumping): do not wait for June to sell if the condo is ready in January.
One count per month for all of Châteauguay: how many condos sell and at what price compared with the rest of the year. Both come from Centris, brokers' listings only; new-project sales outside Centris are not included. The seasonality of condo sales is robust: it repeats every year with a spring peak and a winter trough, a little flatter than for houses because condos also sell in the fall, when house sellers downsize into condos. The seasonality of prices is noisier, especially in cities where fewer than 20 condos sell a month; we publish it as an indicator. March: 14.6% of the past ten years' condo sales, 13 a year on average. Spring (March to May) concentrates 35% of sales.
June, with a median price 5.9% above the year's trend; October is the lowest (-9.8%). The gap is wide but rests on few sales: read it as a tendency.
January: 5 sales a year on average, 5.7% of the total. Fewer buyers, but also fewer condos for sale, so a serious seller in January faces less competition than the same unit in May.
