One page per city, same definitions, same source: condo sales by month and the price obtained against the trend, over ten years, the peak, the trough, spring versus winter, the best-paying month, houses alongside and when to list.

Across the 41 cities tracked, 281,615 condominiums sold from 2016 to 2025. March is the peak month (10.7% of sales) and January the trough (5.8%). Spring (March to May) concentrates 31% of condo sales, winter 20%. The peak falls in spring in 36 of 41 cities (March in 27 cities, May in 6 cities), the trough in winter in 33. Condos and houses share the same peak month in 28 cities; condos turn a median 2.0 times faster at the peak than at the trough, houses 2.1 times: condo seasonality is a little flatter. On the price side, condos sold in June go a median 2.2% above the year's trend, those sold in December 1.3% below, with a gap of 10.9 points between a city's best and worst month (houses: 7.4 points), wider because the mix of units sold changes from one month to the next. What the table says

Condos follow the same clock as houses, with a slightly less nervous hand. Across the 41 cities, March is the month with the most condo sales (10.7% of ten years of sales) and January the quietest (5.8%); between the two, the market turns a median 2.0 times faster, against 2.1 times for houses in the same cities. Spring concentrates 31% of condo sales, summer 26%, fall 23% and winter 20%. The peak is in spring in 36 of 41 cities and falls in the same month as the house peak in 28. What flattens the condo curve is its second clientele: the first-time buyer looks in spring like everyone else, but whoever sells a house to downsize into a condo buys once the house is sold, often in summer or fall, and the condo finds a buyer later in the year. Prices follow a noisier curve than for houses: in median, condos sold in June go 2.2% above trend and those sold in December 1.3% below, a gap of 10.9 points between the best and the worst month of the same city against 7.4 for houses, because the mix of units sold (studios, three-bedrooms, penthouses) changes from one month to the next. From January to September 2026, the 41 cities sold 25,968 condos against 26,431 over the same period of 2025 (-2%), up in 14 cities. Most pronounced seasonality: Varennes (3.0), Châteauguay (2.6), Saguenay (2.5); flattest: Trois-Rivières (1.7), Magog (1.6), Pointe-Claire (1.5).

How to read the table

"Sales" counts the condominiums sold on Centris by the month the sale was concluded (accepted offer to purchase), not the notary date. Each month's share is computed over the ten years 2016 to 2025 to smooth out the frenzy years and the quiet years; 2026 is left out. The "premium" compares the median price of the month's sales with the year's trend (a line drawn between the condo annual medians), giving more weight to the months with more sales. In cities where fewer than 20 condos sell a month, the premium is an order of magnitude. The "best month" adds the share of sales and the price premium, each scaled between 0 and 1. The house column comes from the same analysis for houses. Only cities with at least 20 condo sales a year are published.

Method

All series come from the Statistics module of Centris (Matrix), queried on October 7, 2026 with the same parameters for the 41 cities: Condominium category, whole municipality (boroughs or sectors combined for Montreal, Quebec City, Laval, Longueuil, Gatineau, Lévis, Sherbrooke, Saguenay, Terrebonne, Repentigny), sales and median sale price by month over ten years (129 months, January 2016 to September 2026). The yearly trend comes from the medians of the September 16, 2026 query (condo prices by city). Only aggregates are published. The same cities have their condos for sale and inventory, condo fees and days on market pages.

Frequently asked questions

Should you wait for spring to sell a condo?

Less than for a house. Spring brings the most condo buyers, but the curve is flatter: summer and fall make 49% of condo sales, carried by buyers who have just sold a house. A condo ready in January, well listed, sells to motivated buyers who have little choice, and the best month's price premium (+2.2% in median) does not make up for three months of condo fees, taxes and mortgage on an empty unit. What matters is listing at the price of the latest sales in the building or the sector, whatever the month.
