For a first-time buyer, LaSalle is the way in: $150,500 less on the median condo, $642 a month and $30,100 less in down payment. But Verdun sells faster despite its price: its stock is in higher demand, and that is where time runs out; LaSalle leaves more days to decide. For a hesitating tenant, rent settles it: LaSalle is the cheaper to rent, and renting costs $544 a month less than owning in LaSalle. For a seller in Verdun and Nuns' Island, the matchup says where their buyers go when the price climbs too high; for a seller in LaSalle, that the buyer pool also comes from next door. Each one's ten years, year by year: condo prices in Verdun and Nuns' Island and condo prices in LaSalle.
Prices and sales come from our Centris (Matrix) series by borough and sector: median sale price and number of condominium sales by year (September 16, 2026 query), median days on market and sold-to-asking ratio over the past twelve months (same query); 2026 counts January to September. The median rent comes from Centris leases of the past twelve months in the same territory, condo fees from sold listings. The owner's monthly cost assumes 20% down, 25 years, the 2026 average contracted rate (4.14%), plus median condo fees and taxes; the gross yield divides annual rent by the median price; the break-even counts the years before owning becomes cheaper than renting, at 2% appreciation a year, buying and selling costs included. A borough without known rent has none of those lines. The median price compares different stocks: a new two-bedroom condo and a 1980s three-and-a-half do not cost the same in the same neighbourhood.
LaSalle: $449,500 for the median condo in 2026 against $600,000 in Verdun and Nuns' Island, or $150,500 less (33%). To rent, LaSalle is the cheaper ($1,700 against $2,100).
Verdun: +86% in ten years against +66% for the other. Since 2021, Verdun +17% and LaSalle +14%.
LaSalle: 4.5% gross yield against 4.2%, cash flow at 20% down of $-544 a month versus $-786. In both cases, rent covers only part of the owner's costs at 20% down.
