46 matchups of neighbouring territories in Montreal, Laval and Longueuil, each on the same Centris series: in a median matchup, $58,875 (15%) separate the two median condos in 2026; the gap narrowed since 2016 in 21 matchups out of 46; the cheaper one rose faster in 21 and sells faster in 18; where rent is known, the cheaper to buy is also the cheaper to rent in 26 matchups out of 36 (median rent gap $150 a month against $307 in monthly cost), and it is the one that yields the most to an investor in 30 out of 34. Rent follows price, but not all the way. In 26 matchups out of 36 where both rents are known, the territory that is cheaper to buy is also cheaper to rent; but the median rent gap, $150 a month, is far smaller than the gap in the owner's monthly cost, $307. That is why the gross yield is better in the cheaper territory in 30 matchups out of 34: rent does not climb as fast as price when you cross a borough line. For a tenant, it means changing borough saves less than expected; for an investor, that the cheaper condo of the two is almost always the one that yields the most. On price, the cheaper one rose faster in 21 matchups out of 46 and the gap narrowed in 21: affordable boroughs are catching up with their neighbours. And the cheaper one sells faster in 18 of the 46 decided matchups: a low price draws competition.
Each matchup compares two boroughs, sectors or shores on the same Centris series: median condominium price and sales by year, median days on market and sold-to-asking ratio over the past twelve months, median rent of Centris leases, median condo fees, the owner's monthly cost at 20% down, gross yield and the buy-vs-rent break-even. Territories without known rent (a few sectors of Laval and Longueuil, the shores) only have the price and speed lines. The median price compares different stocks: a borough of new towers and a borough of converted plexes do not offer the same condo at the same price. The territory pages (condo prices by borough in Montreal, by sector in Laval) give each one's detail.
No new query: the 46 matchups reuse the series harvested for our borough pages (Centris (Matrix) query of September 16, 2026) and our rent-or-buy, investing and break-even pages (Centris leases of the past twelve months, 2026 contracted rate of 4.14%). Only aggregates are published. Other pairs can be pulled on request.
Because that is the real choice: people hesitate between the Plateau and Rosemont, between Chomedey and Laval-des-Rapides, not between Montreal and Laval. At equal budget, the borough line changes the condo price by 10 to 30%, days on market by several days and rent by a few hundred dollars; the matchup puts those figures side by side, year by year.
