Airbnb · Petite-Rivière-Saint-François · 2026 rules
Can you rent out your principal residence on Airbnb in Petite-Rivière-Saint-François, and where is a unit bought for short-term rental allowed? The city's rules, checked against its by-laws on October 19, 2026, the Quebec framework and the purchase price of a house or condo according to Centris.
Renting out your own principal residence short-term is allowed in Petite-Rivière-Saint-François only in some zones; buying a unit to rent it on Airbnb year-round (tourist residence) is possible only in specific zones. To buy, count on $535,000 for a house at the 2026 median price (Centris). The city publishes little on the subject: have the rule for the zone of the address confirmed before any offer. Rules checked on October 19, 2026.

In 2023, the Municipality began prohibiting the principal residence establishment in most of its zones, through a separate by-law for each zone (e.g. by-law 712-19 for zone H-2 and 712-22 for zone H-5, adopted on April 19, 2023 and submitted to a register on May 31, 2023). The project aimed to keep it permitted in only about ten zones; the list of zones where it is still permitted today was not found in an official source: check the zone of the address with the urban planning department.
A unit that is not your principal residence, rented by the night or the week all year, is a "tourist residence". The law does not protect it: the city decides through its zoning where it is allowed.
Tourist rentals (31 days or less) are possible only in certain zones, with a maximum number of new units per zone (e.g. H-11: 76, H-12: 31, H-28: 14, H-29: 12; 0 units in H-1, H-5, H-6, H-7, H-14, H-19, H-21, H-26, H-27, H-30) and a minimum distance from an existing non-rental property.
