Renting out your own principal residence short-term is allowed everywhere in Sept-Îles; buying a unit to rent it on Airbnb year-round (tourist residence) is possible only in specific zones. To buy, count on $275,000 for a house at the 2026 median price (Centris).

Renting out your principal residence in Sept-Îles: allowed everywhere in the city

In 2022, council considered it unnecessary to regulate principal residence establishments: they have been authorized in all dwellings and all sectors since March 25, 2023, provided they hold the CITQ attestation and comply with the zoning by-law. No certificate of occupancy required, but a municipal compliance notice is necessary.

Buying to rent year-round in Sept-Îles: only in some zones

A unit that is not your principal residence, rented by the night or the week all year, is a "tourist residence". The law does not protect it: the city decides through its zoning where it is allowed.

Tourist residences are authorized only in the outlying sectors (Gallix, Clarke City, les Plages and Moisie), in a detached main building with a single unit (house or cottage) used exclusively for this purpose, maximum 10 adults and 5 bedrooms, at least 2 parking spaces. Renting secondary residences is no longer possible downtown and in parc Ferland (decision of June 27, 2023, press).
