Which units brokers list on Centris, our units for rent, and the four rights to know before signing a lease in Quebec.

Centris.ca also shows units put up for rent by a real estate broker, apartments, condos and houses, mostly in the higher range and recent buildings; most of Quebec's rental units are rented without a broker and are not there. Before signing: the lease on the mandatory TAL form, no security deposit or post-dated cheques (only the first month in advance), the previous rent shown in section G, and strict deadlines for repossession or eviction. What "Centris rentals" shows, and what it does not

Centris.ca also shows units put up for rent by a real estate broker: apartments, condos, houses, often in the higher range or in recent buildings, because renting through a broker costs the owner about one month's rent. The vast majority of Quebec's rental units do not go through a broker and are therefore not on Centris: they are on classified sites, neighbourhood groups and signs. Searching "Centris rentals" therefore gives a partial view, but verified listings, with a broker who answers.

Your rights before signing

• The lease: in Quebec, the mandatory form of the Tribunal administratif du logement (TAL); a verbal lease is valid but the form protects both parties. Our guide on the mandatory lease form details each section.
• The deposit: an owner cannot require a security deposit or post-dated cheques; only the first month can be paid in advance. See security deposits in Quebec.
• The previous rent: section G of the lease shows the rent paid by the previous tenant; an abusive increase can be contested at the TAL.

Rent or buy?
