As at September 13, 2026, according to the APCIQ barometer, the median condo sold for $385,000 in Vieux-Longueuil and $376,500 in Saint-Hubert in the second quarter of 2026, against $623,000 and $602,500 for a house: a condo costs $220,000 less than a house in the same sector. According to the APCIQ barometer, the median condo sold for $385,000 in Vieux-Longueuil and $376,500 in Saint-Hubert in the second quarter of 2026, against $623,000 and $602,500 for a house: a condo costs $220,000 less than a house in the same sector. The South Shore as a whole sold its median condo for $400,000 in August 2026 (APCIQ), and Greater Montreal $437,250 in 62 days, the longest selling time of the three categories.
A condo is compared differently from a house: on top of the price come the monthly condo fees, the health of the contingency fund and the condition of the building, which are often worth more than a $10,000 difference in the asking price. Two identical condos $30,000 apart can cost the same in reality if one carries $250 of fees a month and the other $550.
In Longueuil, the price of a condo is set building by building: the buildings around the Longueuil-Université-de-Sherbrooke metro station and Vieux-Longueuil, the recent condominiums along Roland-Therrien boulevard and the René-Lévesque promenade, and the townhouses of Greenfield Park and Saint-Hubert. A condo within walking distance of a train station, a metro station or a shopping centre resells faster; a well-managed building is worth the premium. The price of a specific condo depends on the building, the floor, the parking and the monthly fees: an evaluation based on comparable sales in the building remains the only reference before making an offer.
There is no scale: fees depend on the services (elevator, pool, concierge, heating included), the age of the building and the health of the contingency fund. A building with no elevator and no pool generally costs less per month than a tower with services, but very low fees in an ageing building often announce a special assessment. Ask for the budget, the fund study and the minutes before the offer.
In Quebec, 5% of the price up to $500,000 and 10% of the portion above, up to $1.5 million (the insured mortgage cap since December 15, 2024); 20% beyond that or to avoid the insurance premium. The lender adds part of the condo fees to your obligations in the stress test: high fees reduce the mortgage you qualify for.
