According to the APCIQ barometer, the median condo in the Plateau-Mont-Royal sold for $600,000 in the second quarter of 2026, in 39 days: it is the most expensive neighbourhood condo on the island after the centre ($770,000), and the seller still leads there, unlike the Ville-Marie towers ($465,000 in 89 days, a record for listings). Across the island, the median condo was $475,000 in August 2026.
In the Plateau, a condo is almost always a converted plex: avenue du Mont-Royal and rue Saint-Denis for the commercial heart, the Mile End (Saint-Viateur, Bernard) for the highest prices, the De Lorimier sector and Parc La Fontaine for the large three-bedrooms, and the lower Plateau near the Sherbrooke and Mont-Royal stations for the entry point. A ground floor with a yard and parking carries a premium; a third floor with no elevator is negotiable.

Finally the offer: comparable sales in the building and on the street, a promise to purchase conditional on the syndicate's documents and on the inspection, and negotiation. There is no scale: in a converted plex with no elevator and no services, fees are often low but so is the contingency fund; in a tower with an elevator and a gym they are higher, but the building is maintained by a manager. Compare the budget, the fund study and the minutes before the offer, not the monthly figure alone.
In Quebec, 5% of the price up to $500,000 and 10% of the portion above, up to $1.5 million (the insured mortgage cap since December 15, 2024); 20% beyond that or to avoid the premium. The lender adds part of the condo fees to your obligations in the stress test.
