The median price is the middle price: half the condos sold above it, half below. It absorbs penthouses and studios better than an average does. The category is Centris's own, "Condominium", which mixes towers, three-storey walk-ups and divided co-ownership townhouses. One specific building can differ sharply from the North Shore of Montreal median: that is what a market value evaluation settles.
