Why online estimators get it wrong in Quebec, what the municipal roll is really worth, and the method that gives your home's value within about 3%.
In Quebec, there is no reliable automated home value estimator: real selling prices are not public, they sit in the brokers' Centris system, and online tools work with the municipal roll or asking prices, not with sales. Your home's value is calculated with the comparable closed sales of the last twelve months around you, adjusted for condition, lot and renovations. The benchmarks published by the APCIQ place your sector: $497,501 for the province's median single-family home in August 2026, $820,000 on the island of Montreal, $655,000 on the South Shore, $600,000 on the North Shore, $642,750 in Laval, $459,500 in the Quebec City agglomeration. The Loaa and Manseur team produces that evaluation for free, no obligation, in English and French.
In the United States, a site can show an instant estimate because selling prices are public. In Quebec, they are not: the price paid for each house is recorded in the real estate brokers' Centris system and in the land register, not on listing sites, which only show asking prices. Online "estimators" therefore work with two bad sources: the municipal assessment roll (a dated tax value) and asking prices (what sellers hope for). The result: gaps of 10% to 25% from the real price, in either direction.
The roll gives a reference value to calculate your taxes, set at a past date, often 18 months before a roll takes effect for three years. In a sector that rose 40% in five years, the roll value lags; in a sector that plateaued, it can sit above the market. Our assessment roll guide explains the mechanism and the comparative factor. Simple rule: the roll is for taxes, never for setting a price.

Medians published by the APCIQ (August 2026 report and second-quarter 2026 barometer). The full 40-sector table is on our average selling price of homes near me page. These medians place a sector; they do not give the value of a specific house.
In the order seen on sales: location (distance to a train or metro station or a school, noise), the condition of the big items (roof, windows, foundation, plumbing, electrical), living area and number of bedrooms, lot and parking, then finishes. A new kitchen does not make up for a roof at the end of its life.
A broker from the team comes over, records the condition and features, pulls the comparable sales from the system and hands you a documented range: that is our free home evaluation, no obligation and no requirement to sell. City by city, the method and benchmarks are detailed on our "how much is my house worth" pages: Brossard, Longueuil, Laval, Terrebonne, Saint-Jean-sur-Richelieu.
No. Real selling prices are not public in Quebec; they sit in the brokers' Centris system and in the land register. Online estimators use the municipal roll and asking prices, which gives gaps of 10% to 25% from the real price. The only reliable method is the analysis of comparable closed sales, done by a broker or a chartered appraiser.
The comparative market analysis done by a broker is free and without obligation; it is the one used to set a selling price. An evaluation by a chartered appraiser, sometimes required by a lender, a notary or a court, is paid (a few hundred dollars) and produces a formal report.
Almost never. The roll is a tax value set at a past date and for three years; depending on the sector, market value can be well above (sectors that rose) or below (sectors that plateaued). The roll is used to calculate taxes, not to set a selling price.
