The payment on a Desjardins mortgage at the rates read on 13 September 2026, on $300,000, $400,000 and $500,000, the stress test that actually decides, and the three things Desjardins' calculator does not tell you.
As at 13 September 2026, Desjardins publishes a 5-year fixed at 6.14% posted and 4.69% on promotion, a reduced variable at 4.45% (4.10% on promotion) and a capped variable at 4.70% with a guaranteed ceiling of 7.54%. On a $400,000 mortgage amortized over 25 years, the 5-year promotional rate gives a payment of about $2,256 a month, the promotional variable $2,126, and the posted 6.14% would raise the payment to $2,593. Whatever rate you get, Desjardins qualifies you at the higher of 5.25% or your rate plus 2 points, so at 6.69% on the promotional offer. The best insured 5-year fixed rate on the market was 4.09% on 11 September: the gap with the Desjardins offer is negotiated or compared through a mortgage broker. Three readings. First, the gap between posted and promotional: on $400,000, $336 a month, $20,176 over five years, which is what simply asking for the offer rather than the window is worth. Then the capped variable: 0.60 of a point above the promotional variable, $133 a month on $400,000, the price of insurance against a rise beyond 7.54%. Finally the market: the best insured 5-year fixed rate was 4.09% on 11 September 2026 (Ratehub), $133 a month less than the Desjardins offer on $400,000; Multi-Prêts posted 4.29% on 14 September.
Desjardins, like every lender applying the rule, qualifies you at the higher of 5.25% or your rate plus 2 points. On the 4.69% promotional offer you are tested at 6.69%; on the 4.10% variable, at 6.10%. The tested payment on $400,000 is about $2,726 a month, and it is that amount, not the real payment, that must fit in your debt ratios (39% of gross income for housing, 44% with other debts). At the higher of 5.25% or your contract rate plus 2 points: 6.69% on the 4.69% promotional offer, 6.10% on the 4.10% variable. It is the payment at that rate that must fit in your ratios, not the real payment.
It costs 0.60 of a point more than the promotional variable, about $133 a month on $400,000, against a guaranteed ceiling of 7.54%.
