Desjardins' mortgage products as published on 13 September 2026, what each costs on $400,000, the pre-authorization, the FHSA, and the three things to negotiate before signing.
A Desjardins mortgage loan reads as three products, at the rates read on 13 September 2026: the fixed (5 years at 6.14% posted, 4.69% on promotion), the reduced variable (4.45% regular, 4.10% on promotion, on a 4.45% prime rate) and the capped variable (4.70% with a guaranteed ceiling of 7.54%, an insurance policy against rate rises that the other big banks do not publish in this form). Desjardins posts the highest regular 5-year rate among the large Quebec institutions but one of the lowest promotional rates: 145 basis points between the window and the offer, to be asked for explicitly. The pre-authorization sets the amount and guarantees the rate; the Desjardins FHSA funds the down payment. The best insured 5-year fixed rate on the market was 4.09% on 11 September: the Desjardins offer is compared through a mortgage broker before signing. The Desjardins prime rate, the base of the variables, was 4.45%. Desjardins also publishes a 1-year fixed at 5.49% and a 3-year at 6.04%, with no promotion posted that day. Two things, readable in the grid. First, the gap between the window and the offer: 6.14% posted against 4.69% on promotion, 145 basis points, the widest among the large Quebec institutions along with Laurentian; the posted rate mostly serves to calculate penalties, the offer is the real starting point, and it has to be asked for. Then the capped variable: a variable that follows prime but cannot exceed 7.54% during the term, which no other big bank publishes in this form. It costs 0.60 of a point more than the promotional variable, $133 a month on $400,000: the price of insurance against a rise of more than 3 points.
Desjardins issues a pre-authorization that sets the maximum amount and guarantees the rate for the period shown on the certificate: it protects against a rise before closing and still lets you take a drop. Not that day: the best insured 5-year fixed rate on the market was 4.09% on 11 September 2026, against 4.69% on promotion at Desjardins. Desjardins did have one of the lowest promotional rates among the large institutions and the only published capped variable.
