Flood zone in Saint-Jérôme in 2026: By-law 0351-009, for which notice of motion was given on 16 June 2026, amends the zoning by-law to align it with the water environments framework: it introduces the four intensity classes (very high, high, moderate, low) and redefines the high-velocity and low-velocity flood zones. The Rivière du Nord runs through downtown and its spring floods are monitored at the former Woodbridge mill dam; in 2026 the City aligned its by-laws (zoning 0351, permits 0355, tariff 0774) with the framework that came into force on 1 March 2026. Every construction, renovation or demolition of a main residential building goes through vsj.edemandes.com; near the river, the City asks for elevations and applies the intensity classes of by-law 0351-009. File-opening fees are $100 minimum, or $3 per $1,000 of work. The modernized framework's rules apply everywhere: new residence prohibited in the moderate to very high classes and in the high-current zone, rebuilding under conditions, maintenance permitted; the detail is in renovating or rebuilding in a flood zone.
