Flood zone in Sorel-Tracy in 2026: Two maps coexist: the Richelieu's, inherited from the 1970-1990 federal-provincial mapping program, and the river plain's, redone in 2013. After the 2017 and 2019 floods, the July 2019 decree placed certain sectors of Sorel-Tracy in the special intervention zone, where building and rebuilding were prohibited; the City asked the ministry to correct irregularities in the map. The modernized regulatory framework of 1 March 2026 applies: new residence prohibited in the moderate, high and very high classes and in the high-current zone, permitted under conditions in the low class; rebuilding under conditions; maintenance permitted. On 10 August 2024, the remnants of storm Debby left 184 mm of rain in one day: 22 emergency calls, 68 calls to public works for infiltrations, 20 residents temporarily housed at the cultural centre, and a level that took days to recede on rue des Muguets.
The Service de la planification et du développement urbain (450 780-5600, ext. 5690) confirms for an address whether it is in a flood zone or in the former special intervention zone; after a sewer backup, the City runs an emergency line and an online claim form. Insurers ask for the building's claims history before granting the endorsement. The modernized framework's rules apply everywhere: new residence prohibited in the moderate to very high classes and in the high-current zone, rebuilding under conditions, maintenance permitted; the detail is in renovating or rebuilding in a flood zone.
