How a foreclosure comes about in Quebec

It all starts with a missed payment. The hypothecary creditor registers a prior notice of the exercise of a hypothecary right in the land register and, for a mainly residential immovable, must give the owner 60 days to remedy the default, sell on their own or refinance. Then come three recourses: taking in payment (the creditor becomes the owner and resells, hence the French term "reprise de finance"), the sale under judicial authority (the court authorizes the sale, the immovable is awarded at the buyer's risk, without legal warranty) and the sale by the creditor. The properties then come back on the market, often on Centris with the mention "reprise de finance", generally without legal warranty and without a detailed seller's declaration. The urban Laurentians: where the cycle weighs the most

The southern part of the Laurentians belongs to the APCIQ's North Shore, and it is the territory that rose the most in all of Greater Montreal in five years. Saint-Jérôme gained 59%, Saint-Lin-Laurentides 57%, Mirabel 51%, Blainville 42%. In August 2026, the North Shore was still selling for $600,000 in 37 days: the market remains solid. But the owners who bought at the 2021-2022 peak with rates of 2 to 3% renew in 2026-2027 above 4%, and that minority is where foreclosures come from. North of Saint-Jérôme (Saint-Sauveur, Sainte-Adèle, Sainte-Agathe, Mont-Tremblant and the lake municipalities), the APCIQ publishes no comparable monthly sector and the properties are often second homes. A foreclosure there requires four checks the city does not impose: the well (flow and water quality), the septic system (compliance and age), the access (private road, right of way, winter maintenance) and the shoreline strip (non-compliant structures near the lake). Without legal warranty and without a seller's declaration, the certificate of location, the inspection report and a water test replace the seller's word.

The Laurentians is not a single market: across 1,943 single-family sales analyzed between September 16, 2025 and September 16, 2026, the median house ranges from $535,000 in Saint-Jérôme to $854,700 in Rosemère, a 60% gap that changes a foreclosure's math entirely. Negotiation varies widely: the median discount on sales below asking is 2% in Mirabel and 3.7% in Rosemère, while the median time goes from 9 days in Boisbriand to 15.5 days in Rosemère.

The consequence for a foreclosure sold without a legal warranty: a 2.9% gap with comparables is a real bargain in Mirabel, but barely a normal negotiation in Rosemère; and in Mirabel, where 35% of ended listings were withdrawn without a sale against 21% in Sainte-Thérèse, owners in difficulty struggle most to sell before the notice runs out.

Ten years of prices and housing stock in the Laurentians

Over ten years, the median house rose the most in Saint-Jérôme (+158%), and every city in the table is worth more today than at the 2022 peak: accumulated equity is what makes foreclosures rare in the Laurentians, as owners sell on their own during the 60-day notice. On the inspection side, the oldest stock is in Sainte-Thérèse (62% of houses sold were built before 1980) and the most recent in Mirabel (10%): you do not look for the same defects in a foreclosure in one and the other.
