Laval's houses sell in 30 days, but its downtown condo towers take 60: that is where foreclosures appear and negotiate. Here is where to look, how the mechanics work and how to buy one without mistakes.
A foreclosure in Laval follows the same mechanics as everywhere in Quebec: a 60-day prior notice in the land register, then taking in payment, a sale under judicial authority or a sale by the creditor, and a resale generally without legal warranty. In Laval, they concentrate in the downtown condo towers near the Montmorency, De la Concorde and Cartier metro stations (397 of the city's 614 condo listings, 60 days on market, a buyer's market between $530,000 and $630,000), where investors who bought off-plan in 2019 to 2022 resell, and in the waterfront homes of Sainte-Dorothée above $1.12 million, where 10.3 months of inventory give the buyer time. The house, at $633,500 in 30 days with 821 active, sells too fast for a fairly priced foreclosure to stay long.
Laval foreclosures appear on Centris with the mention "reprise de finance", and they concentrate in two places: the condo towers of Chomedey, Laval-des-Rapides and Pont-Viau near the metro, where 397 units compete, the delay reaches 60 days and the market is the buyer's between $530,000 and $630,000; and the large properties of Sainte-Dorothée and Duvernay above $1.12 million, where inventory reaches 7.5 to 10.3 months. In Fabreville (24 days) and Sainte-Rose (27 days), a fairly priced foreclosure receives several offers the first weekend, like any house. The saving is on the unit or the house that needs work you can price, and on the tower condo where the seller has waited two months.

It all starts with a missed payment. The hypothecary creditor registers a prior notice of the exercise of a hypothecary right in the land register and, for a mainly residential immovable, must give the owner 60 days to remedy the default, sell on their own or refinance. Then come three recourses: taking in payment (the creditor becomes the owner and resells, hence the French term "reprise de finance"), the sale under judicial authority (the court authorizes the sale, the immovable is awarded at the buyer's risk, without legal warranty) and the sale by the creditor. The properties then come back on the market, often on Centris with the mention "reprise de finance", generally without legal warranty and without a detailed seller's declaration. Laval's single-family home rose 36 % in five years and its condo 37 %, and the towers delivered near the metro from 2015 to 2022 were bought in part by investors at rates below 2 %, who renew in 2026 and 2027 at rates around 4.24 % while rents no longer cover the payment on the large two-bedrooms. That is where the 60-day notices concentrate, not in the bungalow streets of Fabreville and Vimont where the owners have equity. It does not make a wave: Laval's 30 days on market for houses and its August median of $642,750 (+7 %) show a market that absorbs. But for a buyer looking for a condo near the metro, 2026 and 2027 are the years to have an alert set by building and budget.
