How a foreclosure comes about in the Montérégie, which sectors to watch in 2026 according to the APCIQ, where to find it before others, and the checks that separate the bargain from the trap.
A foreclosure in the Montérégie comes from a missed payment: the creditor registers a prior notice and gives the owner 60 days, then takes the immovable in payment, has it sold under judicial authority or sells it itself; the properties come back on Centris with the mention "reprise de finance", without legal warranty or seller's declaration. The South Shore of Montreal sold its single-family home for $655,000 in August 2026 (+4%), in 37 days, with 28% more listings than a year earlier. Our free alert combines Centris, the land register and notices of judicial sale, by sector and budget.
It all starts with a missed payment. The hypothecary creditor registers a prior notice of the exercise of a hypothecary right in the land register and, for a mainly residential immovable, must give the owner 60 days to remedy the default, sell on their own or refinance. Then come three recourses: taking in payment (the creditor becomes the owner and resells, hence the French term "reprise de finance"), the sale under judicial authority (the court authorizes the sale, the immovable is awarded at the buyer's risk, without legal warranty) and the sale by the creditor. The properties then come back on the market, often on Centris with the mention "reprise de finance", generally without legal warranty and without a detailed seller's declaration. The full mechanics, the risks and our free alert are on our page on foreclosures in Quebec.
The South Shore of Montreal sold its single-family home for $655,000 in August 2026 (+4%), in 37 days, with 28% more listings than a year earlier. It is a market rebalancing, not a market in trouble: foreclosures are rare there, and when they come they sell at market price because pre-approved buyers are many. The sectors to watch are those that rose the most since 2021, because that is where the 2021-2022 buyers renew at higher rates in 2026-2027
| APCIQ sector, Q2 2026 (single-family) | Median | 1 year | 5 years | Days |

Beyond the ring (Granby, Saint-Hyacinthe, Sorel-Tracy, Salaberry-de-Valleyfield), the APCIQ statistics are not comparable sector by sector, but Google Trends shows that Granby and Valleyfield are among the Quebec cities where people search "reprise de finance" the most.
The Montérégie is not a single market: across 4,090 single-family sales analyzed between September 16, 2025 and September 16, 2026, the median house ranges from $382,500 in Sorel-Tracy to $739,000 in Brossard, a 93% gap that changes a foreclosure's math entirely. Negotiation varies widely: the median discount on sales below asking is 2.1% in Chambly and 3.3% in Sorel-Tracy, while the median time goes from 7 days in Beloeil to 21 days in Vaudreuil-Dorion.
| City | Median price | Median time | Sold below asking | Median discount | Withdrawn without a sale | Price 2016 → 2026 |
|---|---|---|---|---|---|---|
| Sorel-Tracy | $382,500 | 16 d | 62% | 3.3% | 36% | +145% |
| Granby | $464,500 | 14.5 d | 58% | 2.8% | 24% | +145% |
| Saint-Hyacinthe | $499,000 | 9 d | 57% | 2.8% | 27% | +133% |
| Châteauguay | $523,000 | 15 d | 66% | 2.3% | 30% | +144% |
| Saint-Jean-sur-Richelieu | $565,000 | 17 d | 63% | 2.6% | 32% | +148% |
| Vaudreuil-Dorion | $605,000 | 21 d | 73% | 2.5% | 39% | +116% |
| Longueuil | $611,250 | 11 d | 56% | 2.6% | 28% | +123% |
| Beloeil | $625,000 | 7 d | 48% | 2.3% | 19% | +140% |
| Chambly | $656,000 | 9 d | 61% | 2.1% | 27% | +132% |
| Brossard | $739,000 | 19 d | 75% | 3.2% | 43% | +111% |
The consequence for a foreclosure sold without a legal warranty: a 2.7% gap with comparables is a real bargain in Chambly, but barely a normal negotiation in Sorel-Tracy; and in Brossard, where 43% of ended listings were withdrawn without a sale against 19% in Beloeil, owners in difficulty struggle most to sell before the notice runs out.
Over ten years, the median house rose the most in Saint-Jean-sur-Richelieu (+148%), and every city in the table is worth more today than at the 2022 peak: accumulated equity is what makes foreclosures rare in the Montérégie, as owners sell on their own during the 60-day notice. On the inspection side, the oldest stock is in Longueuil (72% of houses sold were built before 1980) and the most recent in Vaudreuil-Dorion (23%): you do not look for the same defects in a foreclosure in one and the other.

During the 60-day period, you can sell on your own, often at market price, and protect your equity. It is almost always the best outcome. Our team can schedule an urgent free valuation, without judgment and in full confidentiality.
Rarely, and they go fast: the market sold in 37 days in August 2026 and owners in difficulty most often sell on their own during the 60-day period. An alert is the only way to see them in time.
Not systematically. Buyers are many; the real advantage comes from the work you know how to price and from financing ready before the others.
Sainte-Julie and Varennes (+49% in five years), Châteauguay and Chambly (+43%), the South Shore's southwest (+42%), and outside the ring, Granby and Valleyfield according to Google Trends.
