A foreclosure on the South Shore follows the same mechanics as everywhere in Quebec: a 60-day prior notice in the land register, then taking in payment, a sale under judicial authority or a sale by the creditor, and a resale generally without legal warranty. On the South Shore, they concentrate in the 2015 to 2022 condos of Brossard near the REM (524 listings active, 50 days), in the affordable sectors of Châteauguay and Saint-Jean-sur-Richelieu where first-time buyers stretched with 5 % down, and in the large properties above $1.2 million where inventory gives the buyer time. The region sells its median house in 30 days ($648,500 in the second quarter of 2026, $655,000 in August with 28 % more listings): a fairly priced foreclosure goes fast, and the saving is on the property that needs work.
South Shore foreclosures appear on Centris with the mention "reprise de finance", and they concentrate in three places: the 2015 to 2022 condo towers of Brossard near the Panama and Du Quartier REM stations, where 524 units compete and investors who bought off-plan resell; the affordable sectors of Châteauguay ($525,000, 302 houses active, +43 %) and Saint-Jean-sur-Richelieu ($509,000 in the Saint-Jean and Saint-Luc sector), where first-time buyers of 2021 and 2022 stretched; and the large properties of Candiac, Boucherville and Saint-Bruno above $1.2 million, where 5 to 8 months of inventory give the buyer time. With 30 days on market for the region, a fairly priced foreclosure in Longueuil (21 days) or Boucherville (20 days) receives several offers the first weekend.

It all starts with a missed payment. The hypothecary creditor registers a prior notice of the exercise of a hypothecary right in the land register and, for a mainly residential immovable, must give the owner 60 days to remedy the default, sell on their own or refinance. Then come three recourses: taking in payment (the creditor becomes the owner and resells, hence the French term "reprise de finance"), the sale under judicial authority (the court authorizes the sale, the immovable is awarded at the buyer's risk, without legal warranty) and the sale by the creditor. The properties then come back on the market, often on Centris with the mention "reprise de finance", generally without legal warranty and without a detailed seller's declaration. The South Shore's single-family home rose 39 % in five years, with Sainte-Julie at +49 % and Châteauguay and Chambly at +43 %. The buyers of 2021 and 2022 financed at rates below 2 % renew in 2026 and 2027 at rates around 4.24 %, and the condo buyers of the Brossard towers face the added pressure of 524 competing units and 50 days on market. That does not make a wave: the region's 30 days on market and 3,703 listings (+28 %) in August show a market that absorbs, and most owners in difficulty sell on their own during the 60-day notice, at market price, which we help them do. But it makes 2026 and 2027 the years to have an alert set by sector and budget, especially for condos near the REM.
