How a foreclosure comes about in Trois-Rivières and the Mauricie, which sectors to watch in 2026 according to the APCIQ, where to find it before others, and the checks that separate the bargain from the trap.
A foreclosure in Trois-Rivières and the Mauricie comes from a missed payment: the creditor registers a prior notice and gives the owner 60 days, then takes the immovable in payment, has it sold under judicial authority or sells it itself; the properties come back on Centris with the mention "reprise de finance", without legal warranty or seller's declaration. It all starts with a missed payment. The hypothecary creditor registers a prior notice of the exercise of a hypothecary right in the land register and, for a mainly residential immovable, must give the owner 60 days to remedy the default, sell on their own or refinance. Then come three recourses: taking in payment (the creditor becomes the owner and resells, hence the French term "reprise de finance"), the sale under judicial authority (the court authorizes the sale, the immovable is awarded at the buyer's risk, without legal warranty) and the sale by the creditor. The properties then come back on the market, often on Centris with the mention "reprise de finance", generally without legal warranty and without a detailed seller's declaration. Trois-Rivières doubled in five years (+98% in the city, +101% in the centre sector, +112% in the other sectors) starting from the lowest price among Quebec's cities: Montreal buyers, remote workers and above all plex investors converged there in 2021-2023, often with variable rates and minimum down payments. A plex bought for $400,000 at 2% in 2022 and renewed at 4% in 2026 no longer pays for itself with the same rents: that is where prior notices appear first, in Trois-Rivières as in Shawinigan (plexes at $319,161, +13% in one year, 21 days). For houses, the market remains very fast (19 days in the city, 12 in Cap-de-la-Madeleine) and an owner in default sells on their own during the 60 days; house foreclosures are rare there. In Trois-Rivières, across 500 single-family houses sold on Centris between September 16, 2025 and September 16, 2026, the median house sold for $418,500, in the most affordable third of the 52 cities we track, and found a buyer in 8 days (half of them between 4 and 33), a pace where good properties go in a few days. 53% of sellers there accepted below the asking price, a minority by the standards of our survey, and their median discount reaches $14,000, or 3.2%: one of the most generous discounts in our survey, while 33% sold above the asking price.
For a foreclosure, sold without a seller's declaration or legal warranty, the reading is this: the market is fast but sellers give a lot when they give: a foreclosure must show a very clear gap to beat a simple negotiation on an ordinary house; on a tighter budget than elsewhere, the contingency reserve weighs heavily in a sale without a legal warranty. The median single-family home in Trois-Rivières went from $148,000 in 2016 to $410,000 in 2026 (+177%), without a single year of decline, and the last year accelerated, at +6.5% (full curve: home prices in Trois-Rivières from 2016 to 2026). Those who bought at the 2022 peak paid a median $290,000, at 2 to 3% rates they are now renewing higher, and it is worth 41% more: a comfortable cushion that makes foreclosures even rarer than elsewhere.
Between September 16, 2025 and September 16, 2026, 24% of the single-family listings that ended in Trois-Rivières were withdrawn, expired or cancelled without a sale (288 against 904 sales), a low share for our survey, and the withdrawn ones asked a median 8.4% more than the sold ones, a thin gap: here, unsold listings are not only explained by price. For an owner in difficulty, that is relatively good news: a fair price finds a buyer before the notice runs out; on the buyer's side, a property withdrawn and back on Centris marked "reprise de finance" has a price history, to ask for first (see the houses that do not sell in Trois-Rivières).
48% of the houses sold in Trois-Rivières in 12 months were built before 1980 and 33% had a pool: a mixed stock, where roof, French drain and windows are the items to check first, and pools are common, and a foreclosure's pool, often drained or neglected, is inspected separately.
