What the APCIQ actually publishes for the Centre sector, the streets that make the difference in Town of Mount Royal, and the method to buy without paying the top of the market.

The published benchmark is the Centre sector of the island (Outremont, Westmount, Town of Mount Royal, Hampstead): a median single-family home at $1,980,000 in the second quarter of 2026, sold in 64 days, up only 1% in five years, the weakest increase on the island. In Town of Mount Royal, price is set street by street around the garden city laid out in 1912: the crescents and curved streets around Connaught Park and the town hall (the heart, the large brick and stone houses), the sector near the Mont-Royal station (the REM one stop from downtown since 2025, to be confirmed against the current schedule), the east towards boulevard de l'Acadie and Rockland (the town's relative entry point), and the western streets near Canora and avenue Laird (the shops and the schools). An original house to renovate and a fully updated house, on the same street, are often a million apart.
Above $1.5 million a mortgage is no longer insurable: 20% down payment minimum, and the pre-approval is prepared with the lender before the showings. Then the Centris alert and the properties that come through the team before their public release, which are frequent in this segment where sellers prefer discretion. Finally the offer, built on closed sales on the street, with a promise to purchase conditional on the inspection and on the certificate of location. In this segment a house listed at the price of the closed sales on its street sells, and a house listed at the price of the neighbour's ad waits a quarter. Above $1.5 million, mortgage insurance no longer applies: the lender requires at least 20% down, and often more depending on the file. Below that threshold the usual rules apply, 5% up to $500,000 and 10% on the portion above. At this price level the pre-approval is prepared with the lender before the showings, not after.
