New or old: what it changes in Montreal

Year built is not everything: a 1975 house renovated top to bottom can be worth more than a 2005 house never maintained, and eras also differ by size, lot and neighbourhood. For a buyer in Montreal, an older house is often the cheapest way into the market: budget for a pre-purchase inspection and the condition of the major components (roof, foundation, windows, electrical, plumbing, insulation). For a seller, documented renovations (invoices, permits) count as much as the year on the listing. A broker on the team compares your house with sales of the same era in your area.

How to read these figures

Median sale price (half of sales above, half below) of single-family houses sold on Centris in Montreal, by year sold, for each construction era declared on the listing. The brackets are fixed: "2010 and later" groups houses 0 to 6 years old in 2016 and 0 to 16 years old in 2026. Fewer than 10 sales in a year: median left blank (n/a). 2026 runs from January to September. A house with no declared year built falls in no bracket but counts in "all houses".
