In Beloeil, the house beat inflation by a wide margin: +83% of purchasing power gained in ten years, 6.2% a year above the cost of living. It is the kind of city where waiting cost buyers dearly and where the gain is real, not just nominal. But the pace has broken: +7% in real terms since 2022. For a seller, today's price is a true peak of purchasing power, not an illusion of inflation; for a buyer, the real increase of the past few years is small, and the price is argued on recent sales, not on the ten-year curve. Each year's price is the median price of single-family houses sold in Beloeil (Centris, September 16, 2026 query). The CPI is Statistics Canada's all-items consumer price index for Quebec (table 18-10-0004), annual average; 2026 is the average of January to August. The price in 2026 dollars multiplies the year's price by the ratio of the 2026 CPI to the year's CPI: it is what the same house would have cost if the dollar had not lost value. The real increase is the increase of that adjusted price; it measures the gain in purchasing power, not the gain in dollars.
