These sales are the city's largest houses, often new or on a large lot, and they compare with each other, not with the median house ($630,000). For a seller aiming at the million, the pool of buyers is narrow and the time to sell longer than the city median; the price is set on the few comparable sales of the last two or three years, not on this year's.
