Across the 34 cities tracked, 456 houses sold for one million dollars and up in 2016, or 1.7% of the 26,328 sales; in 2021, 1,855 (6.3%); in 2025, 2,750 (9.9%), 6.0 times more than in 2016, and 2,291 from January to September 2026 (12.2%). 10 cities had none in 2016; in 2026, the million is the majority of sales in 2 cities, at least a quarter in 10 and at least 10% in 19. The median of houses sold above the million is $1,224,750 in 2026 against $1,240,000 in 2016. Cities where the million weighs the most: Westmount (91%), Saint-Lambert (70%), Beaconsfield (44%); the least: Vaudreuil-Dorion (3%), Trois-Rivières (2%), Gatineau (1%). What the table says

The million changed nature in ten years. In 2016, it meant the high end: 456 sales across the 34 cities, 1.7% of the market, and 10 cities where no house reached it. In 2025, 2,750 houses exceeded it, 6.0 times more, and it became the majority of sales in 2 cities. The reason is arithmetic: the median house of the 34 cities rose +122% in ten years while the threshold stayed at one million, and each increase pushed a slice of family houses to the other side. Two markets can be read in the table: the cities where the segment median sticks to the million (ordinary houses that just crossed the bar) and those where it moves away, toward 1.3 or 1.5 million (a real high-end market, Westmount, Beaconsfield, Saint-Lambert). The financing rule has not moved: above the million, no insured loan, a mandatory 20% down payment, $200,000 and up in cash, which is why the bar remains psychological even where it has become the middle of the market.

How to read the table

The share compares sales closed at one million and up (Centris sale price criterion) with all single-family house sales in the municipality the same year. A city is published if it has at least ten sales at that level in 2025 or at least one hundred in ten years. The segment median is the median price of only the sales above the million; in cities where they are few, it moves from year to year. 2026 counts January to September. The threshold is not indexed: a 2026 million is worth, in purchasing power, a little over $760,000 of 2016.

Method

Only aggregates are published. The mirror of this series, houses still sold under $500,000, is in houses under $500,000 by city; the average price, which rises faster than the median when the high end grows, in average price by city.

Frequently asked questions

Is a million-dollar house a luxury?

Less and less. In 2 cities out of 34, more than half the houses sold in 2026 exceed the million: these are suburban family houses, not exceptional properties. Luxury shows rather in the segment median: when houses sold above the million are worth 1.3 or 1.5 million in median, there is a separate market, with its buyers and its delays. When it sticks to the million, the segment is simply the upper slice of the ordinary market.

My city is not listed?

We publish the cities with at least ten sales at one million and up in 2025, or one hundred in ten years. Elsewhere, the million remains the exception. A broker from the team can pull the same statistic for any municipality or borough.
