What the table says

The condo is the cheapest way in, in cash: 56% of what the median house takes, and a full FHSA is enough in 37 of 40 cities. The cash stays under $30,000 at the top of the range in 22 cities. The minimum down payment is a flat 5% of the price in 36 cities, where the median condo is under $500,000. The calculated part has at least doubled since 2016 in 29 of 40 cities. The highest is Westmount ($80,006 at the middle of the range), the lowest Rimouski ($20,747). The first-time buyer credit repays the full welcome tax in 32 cities, but only after the purchase.

How to read the table

Assumptions: Centris median price of condos sold (January to September 2026), federal minimum down payment (5% of the first $500,000, 10% of the rest, 20% from $1.5M), CMHC premium on the schedule in force since 2017 (added to the loan), Québec's 9% tax on the premium (paid in cash), welcome tax on the city's 2026 grid, notary $1,500 to $2,800 for a condo, inspection $500 to $800, appraisal $0 to $500 depending on the lender. Adjustments repaid to the seller (prepaid municipal and school taxes, the current month's condo fees), co-owner insurance, moving costs and a few months of condo fees set aside come on top depending on the file. The first-time buyer credit on the welcome tax is claimed after the purchase: it is not deducted from the cash. The house version is in how much cash to buy a house, the tax alone in the welcome tax on a condo by city.
