What the table says

The first-time buyer credit was designed for a modest price, and in 2026 it is the condo that benefits: it wipes out the whole tax on the median condo in 32 of 40 cities, versus 5 for the median house. The median tax on the condo is $4,066, below the credit's ceiling; on the house, $8,960, with $3,086 left net. Minimum down payment included, a first-time buyer needs $19,850 for the median condo versus $40,372 for the house. The most taxed city is Westmount ($15,660 on $835,000), the least taxed Rimouski ($2,526 on $284,000).

How to read the table

The tax is calculated on the median price of condos sold on Centris each year, with each city's 2026 grid (read from its welcome tax by city page): 0.5% up to $62,900, 1% up to $315,000, 1.5% above, plus the municipal rate above the threshold the city chose. The same grid is used for every year, to isolate the effect of price. The credit is Quebec's refundable first-time buyer credit (100% of the first $5,000 of duties, 25% of the excess, up to $5,875, reduced above a $750,000 price, nil at $1,000,000); you have to apply for it. The same calculation for the house is in welcome tax on the median house.
