The costs the package does not show

The first invisible cost is price positioning. Set without the closed sales of the sector, a price that is too high ages the listing and leads to successive reductions; a price that is too low hands value directly to the first buyer who comes along. In both cases, the gap quickly exceeds several times the amount of any commission. Then comes your time: calls, showings, follow-ups, negotiations, to be valued honestly at your hourly rate. And the reach: a solo listing reaches poorly the buyers already handled by brokers, who represent a large share of the active buyers in the market.

The cost nobody anticipates: financing

If you sell to buy again, a contractual detail can be expensive: some lenders do not grant a bridge loan when the sale of the current property is done privately, without a broker. Concretely, a solo seller who finds their next house before closing their sale may be refused the bridge financing that would have made the transition possible.
