Metro, train, bus, bike, on foot: what the guide says about Montréal-Nord, and a clear verdict: with a single car.
Living in Montréal-Nord without a car. Verdict: With a single car. The Pie-IX bus rapid transit (SRB) links the borough to Pie-IX metro (green line) and to Laval; Henri-Bourassa buses lead to the Henri-Bourassa terminus (orange line), next door in Ahuntsic; Lacordaire and Saint-Michel buses complete the network. Parc Aimé-Léonard, on the Rivière des Prairies, and the boulevard Gouin path are the most prized spaces; Parc Henri-Bourassa, Parc Pilon and the Garon arena complete the sports offer. Pro: The cheapest house and plex on the island, the Pie-IX rapid bus, the Rivière des Prairies and riverside parks. Con: No metro on foot: transit depends on the Pie-IX bus and the car, and downtown is far. For a first-time buyer or a family who wants a house or a plex on the island without exceeding $600,000, next to a rapid bus line and a river; for an investor looking for income plexes in a neighbourhood that is renewing itself.
Living in Montréal-Nord without a car: what our neighbourhood guide says about the metro, the train, the bus, the bike lanes and what is done on foot, then a clear verdict, deduced from a rule we write out in full. No commute time is invented: the sentences are the guide's, and the figures are those published by the APCIQ.
The guide names the bus, or a train that neighbourhood life is not enough to replace: a household lives here with a single car, not without one.
"Without a car, yes" when the guide names a metro, a REM or a train serving the neighbourhood, without the guide saying it is lived by car. "With a single car" when the guide names only the bus, or a train that neighbourhood life is not enough to replace. "A car is a must" when no metro, REM or train serves the neighbourhood on foot and the guide says it is lived by car. The rule is the same for all 53 neighbourhoods; it does not replace your real commute on a Tuesday morning.
For a first-time buyer or a family who wants a house or a plex on the island without exceeding $600,000, next to a rapid bus line and a river; for an investor looking for income plexes in a neighbourhood that is renewing itself. Less so for those who want a metro on foot or an already transformed neighbourhood: Montréal-Nord is won street by street, and a car remains useful.
With a single car. The guide names the bus, or a train that neighbourhood life is not enough to replace: a household lives here with a single car, not without one.
Highway 25 and the Pie-IX bridge give access to Laval, Highway 40 to the rest of the island. The blue line extension, under construction to Anjou, will pass south of the borough.
The real commute to work on a Tuesday morning, at rush hour, and the walking distance to the grocery store, the school and the daycare from the shortlisted street: two streets in the same neighbourhood are not equal. No metro on foot: transit depends on the Pie-IX bus and the car, and downtown is far.
